A yearly check of posts, beams, fasteners, finishes and fabrics, with small fixes done before they become big ones.
Most pergola problems start small. A loose bolt, a patch of peeling stain or a damp post base is easy to fix in spring and expensive to fix in three years. A yearly inspection catches them early and keeps your structure looking and working as it should.
Our maintenance visit covers posts, beams, rafters, fasteners, finishes, roofs, fabrics and electrical fixtures. We tighten hardware, touch up finish, clear drains, clean off buildup and give you a short written report with photos and a plan for the year ahead. Regular visits keep small things small. We follow the same checklist each time so changes are easy to spot, and we compare photos from year to year. Over time, the record shows how your finish is wearing, which posts see the most moisture and when the next major task is due, giving you a simple, predictable plan for keeping the structure strong, safe and beautiful.
Post bases, beam connections, rafter tails, roof panels, fabric condition, screen tracks, lights and fans all get a look.
Loose bolts, small touch-ups, clogged gutters and minor adjustments are done during the visit.
Anything bigger is documented with photos and priorities so you can plan and budget.
Spring is a good time to prepare for summer storms and sun. Fall is good for sealing before winter.
